Exclusive Port Douglas resort set to change hands after management rights listed for sale

An exclusive adults-only Port Douglas resort is set to change hands after rights to manage the property were listed for sale on Thursday.

Described as one of North Queensland’s premier boutique hotels, rights to manage the Port Douglas Peninsula Boutique Hotel are expected to fetch up to $6 million.

On the beachfront at Four Mile Beach, the hotel generates an outstanding net annual income of more than a million dollars through its luxury suites and restaurant, according to ResortBrokers Australia.

With 33 newly decorated one-bedroom suites featuring ocean and pool views from private balconies, the Peninsula Boutique Hotel boasts a high occupancy rate of 80 per cent.

ResortBrokers North Queensland specialist Chenoa Daniel said the exclusive listing is the “perfect” combination of an outstanding business and idyllic lifestyle.

“The Peninsula is the epitome of luxury, which is beachfront and is quite simply one of the best properties in Port Douglas,” he said.

“It’s the perfect opportunity for a savvy investor – a business which is generating great returns while offering the chance to live in one of the most enviable places in Australia.”

ResortBrokers said employees’ jobs will be safe when the sale goes through.

“Any potential new owner will need the staff, and their knowledge, to run an operation that size,” a spokesman said.

Management rights typically include the ability for an on-site manager to earn fees from letting out apartments and managing day-to-day services such as checking in guests.

The management rights package for Port Douglas Peninsula Boutique Hotel comprises a 23-year letting and caretaking agreement.

An average night’s stay for two adults in a luxury suite at the resort costs $398.
