Wodonga’s Blazing Stump Motel & Suites for sale for $12.5M with ResortBrokers

The freehold going concern of Blazing Stump Motel & Suites in central Wodonga is for sale for $12.5 million through ResortBrokers’ Managing Director Trudy Crooks.

The 66-room motel is being offered for sale for the first time since it was built in 1992. Over the last three decades, the motel has established itself as one of Wodonga’s most popular accommodation venues. Comprising 56 suites/apartments and 10 standalone cabins, the motel enjoys strong occupancy and repeat clientele, particularly corporate trade driven by private and public sector contracts.

Albury–Wodonga is one of Australia’s most thriving regions. In the 2021 Census, the region registered a population of 97,793, making it Australia’s 20th largest urban centre and one of its fastest growing.

The motel’s prime position in central Wodonga just off the Murray Valley Highway places it within easy reach of the area’s top attractions, including the High Country Rail Trail, the Murray River and Lake Hume. The motel is also a popular launching pad for the Victorian ski field destination of Falls Creek, which is around two hours’ drive away.

Blazing Stump Motel & Suites boasts an annualised turnover of $2.3 million with a net profit over $1.1 million and growing. Also on offer is an adjacent parcel of land measuring approximately 7,000 sqm, which can either be included in the sale for $500,000 or subdivided at settlement.

“I’m really energised by this property and this region, which is why I’ve taken on this sale personally,” says ResortBrokers’ Managing Director, Trudy Crooks.

“As a national network we’re noticing a strong uptick in interest in regional stock right across the country, especially in high population and economic growth regions like Albury-Wodonga. Investors are showing huge interest in regional accommodation assets as they chase higher returns than metropolitan areas can deliver.”

“Albury-Wodonga is growing, and Blazing Stump has room to grow. The vacant 7,000 sqm land parcel invites the new owner to consider scaling up the business. They will have the perfect base to build from. The vendors are retiring and letting go of an impeccable asset that they’ve maintained beautifully and continually upgraded.”
