Josh Mangleson

Property Economist

Property Economist Josh Mangleson has headed RB Research, the research arm of ResortBrokers, since its inception in 2021.

Under Josh’s leadership, RB Research has continued to break new ground in accommodation property research.

In 2022, RB Research released its landmark Management Rights Report, the first study of its kind to examine the management rights industry across Australia. Now in its third annual edition, Management Rights Report has cemented its place as the definitive benchmark study of Australia’s management rights industry and remains the only quantitative analysis of its kind.

Josh collected, collated and analysed data from thousands of management rights operators across Australia to produce the report, which attracted major national press upon release. Management Rights Report 2025, the report's fourth edition, will be released later this year.

In 2025, RB Research launched its inaugural Motel Report, another pioneering research project. Motel Report 2025 was the first time a comprehensive, data-driven analysis of the Australian motel sector had been undertaken, and was the result of several months of data collection and analysis drawing on thousands of motel sales across Australia, sourced from ResortBrokers and data provided by external partners.

As head of RB Research, Josh also provides inhouse business intelligence services for ResortBrokers’ nationwide network of more than 30 brokers, implements technological advancements for the agency and produces data and economic commentary for various other reports across the industry’s various asset classes.

Josh holds a Bachelor of Property Economics from the Queensland University of Technology, which he completed in 2018. A class-topping grade point average and several awards throughout his degree saw Josh invited to join the university’s sessional academic staff while still undertaking his studies.

However, a career within industry beckoned. Josh worked as an assistant project manager for a luxury residential and boutique commercial builder in Brisbane before taking up his first analyst role with PRD Real Estate’s research team.

While working at PRD, Josh returned to university part-time to undertake a post-graduate qualification in data science at the University at Southern Queensland, which he completed in 2021.

As head of RB Research, Josh is now an established voice within the accommodation property industry and continues to pioneer innovation. In 2023, he introduced RB Research’s internship program to help train the next generation of accommodation property professionals. Now in its third year, the structured 100-hour program is highly sought after among Property Economics students.
