Alpha Canberra Hotel & Apartment sale price revealed

Geocon has paid $15.13m to acquire the four-star Alpha Canberra Hotel and Apartments, Green Street News can reveal.

The Canberra-headquartered property development group finalised the purchase of the asset at 46 Rowland Rees Crescent in Greenway in November, according to Cotality records. The sales contract was signed in August, but the price wasn’t disclosed.

Geocon has rebranded the 100-hotel room property as Abode Tuggeranong, and it’s now part of Abode Hotels, the flagship brand of Iconic Hotels by Geocon.

The property was built in 1997 and was known as Country Comfort Motel. It was leased to Alpha Hotel until July 30, 2027, but it was offered with vacant possession.

The asset has generated $1.65m per year plus GST. Based on the purchase price, the yield was 10.9%.

The site, next to the Tuggeranong Vikings Club, spans 0.97ha. It’s in the Tuggeranong Valley, and the Canberra CBD is 22 km away.

Amenities include a terrace, a gym and sauna, and a guest lounge with a fireplace and bar.

Geocon was founded by Damon Smith, who is also the managing director. The company is among the biggest independent hoteliers in Canberra.

ResortBrokers’ Russell Rogers and Burgess Rawson’s Guy Randell brokered the deal. END
