Ipswich freehold going concern motel for sale — ResortBrokers
ResortBrokers’ Managing Director Trudy Crooks has listed Ipswich City Country Motel for sale with a price tag of $21 million.
An Ipswich mainstay for almost 40 years, the 44-key freehold going concern posted a net profit of more than $2.26 million in FY25, including more than $106,000 from the property’s sub-leased restaurant.
The motel’s financial performance is underpinned by occupancy at over 80% with consistent corporate trade midweek and solid leisure trade on weekends, with guests staying three nights on average.
Key corporate guests include personnel working at RAAF Amberley Base located 15 km west, government agencies and contractors engaged in nearby developments and subdivisions.

Opened in 1985, the property’s generously sized rooms are typical of motels of its vintage. Accommodation incudes deluxe queen rooms, one-bedroom fully self-contained suites, studio apartments with kitchens, two-bedroom family rooms, plus corporate, superior and accessible rooms.
Guest facilities include a large outdoor swimming pool and wading pool, covered outdoor kitchen/BBQ alongside a shaded dining area, guest laundry, and off-street parking for large and small vehicles. END
