Moreton Island tourism business offered for sale

For investors dreaming of swapping city traffic for sun and sand, a unique opportunity on Queensland’s Moreton Island has been presented to market.

An established holiday rent roll business in Bulwer, on the north-west coast of the island, is up for grabs with two acquisition pathways.

Dual acquisition pathways target varied buyer profiles

The first option is the $1.42 million purchase of the business alone, which manages 29 free-standing homes, while the second, of $2.77 million, includes the business and an 810-square-metre manager’s residence with three bedrooms, three bathrooms and on-site parking for six vehicles.

The operation generates a net profit of about $384,789 a year and comes with multiple established revenue streams, including letting commissions, cleaning services, maintenance work and a popular four-wheel-drive hire service that comprises two new Suzuki Jimny vehicles valued at $90,000.

“Everything is in place for a new owner to step in and start reaping the rewards, with well-established systems including an online booking portal and connectivity with major travel platforms,” says Todd Warner, senior specialist accommodation broker, southern Gold Coast at ResortBrokers.

“A management team is also already in place, should the new owner wish to retain it.”

He says that, with the added benefit of the on-site residence, the new owners also have the option of living in paradise while running a lucrative tourism asset.

“For those seeking a genuine sea change, this opportunity offers the chance to live on Moreton Island and operate the business themselves,” Warner says. “It’s a great business combined with a great lifestyle.”

While the campaign is still in its early stages, Warner says buyer enquiries have been encouraging.

“Buyer interest has been very positive due to the unique island location and flexible buying options, but it’s early days as we’ve just listed the asset,” he adds.

Proximity to Brisbane secures steady regional visitation

Moreton Island attracts a steady flow of tourists year-round, with more than 170,000 visitors annually. Its location is one of its main drawcards – at just 75 minutes by boat from Brisbane, it is accessible while maintaining a true sense of seclusion.

Famous for its crystal-clear waters and the Tangalooma wrecks – a group of shipwrecks that can be explored by snorkel or kayak – the island is a prime destination for adventure-seekers and nature-lovers. Nearly 98 per cent of the land is protected as a national park. END
