Paradise on the Beach resort in Palm Cove for sale – ResortBrokers

Queensland-based resort management specialists Dreamtime Resorts has listed its four-star Paradise on the Beach in Palm Cove for sale through ResortBrokers’ local agent Leah Bursztynowicz and Director of Management Rights Alex Cook.

Paradise on the Beach occupies an absolute beachfront position in the middle of the esplanade in Palm Cove, an upscale village about 30 minutes’ drive north of Cairns.

For sale via expressions of interest with a price guide of $5.3 million, the offering includes the resort’s management and letting rights, together with 29 of its 34 apartments.

“Opportunities to secure this much real estate in a prime beachfront location in Palm Cove are extremely rare,” Cairns-based Ms Bursztynowicz told The Hotel Conversation. “You can count the number of properties here on one hand. They are very tightly held and transact seldomly.”

“Buyers have the opportunity to acquire an established accommodation business alongside a substantial real estate holding. In effect, a freehold property is being offered at a price point typically associated with a management rights business. The value for money on offer here is extraordinary.”

“Palm Cove has a distinctive appeal. It attracts visitors looking for a premium tropical getaway, and its beachfront setting and village vibe are a huge part of that appeal. Nightly tariffs here are typically north of $400.”

Mr Cook says the scale of the real estate component sets the opportunity apart from a conventional management rights sale.

“Typical offerings involve the management and letting rights plus a single lot, being the manager’s unit. On offer here is more than 85% of the apartments along with the rights and operational infrastructure,” says Mr Cook.

“That combination gives the opportunity a very different profile, with substantial property ownership underpinning the accommodation business. Acquisition would suit experienced management rights operators, motel operators and accommodation groups looking for both a significant real estate element and an operating business.” END
