Remote van park on edge of Nullarbor goes on market for $1.6m

A remote caravan park that will be very familiar to many grey nomads who have crossed the Nullarbor has just come on the market.

The Penong Caravan Park, which sits about 70 kilometres west of the South Australian town of Ceduna, boasts 34 powered sites, 10 unpowered sites, and five cabins.

Selling agent ResortBrokers has listed the 1.73-hectare property at $1.6 million. It said that, with minimal competition in the immediate trade area, strong online reviews, and the dual benefit of business income plus free living, the park had a lot going for it.

Local broker Kelli Crouch said it was a highly desirable freehold park for a number of reasons.

“First and foremost is the location — it sits right on the Eyre Highway, the main route between South Australia and Western Australia and a well-travelled corridor for grey nomads,” she said. “Just as compelling is the business-plus-home combination … at an asking price of $1.6 million, that same budget would typically secure only a modest home in a state capital city … here, you’re buying a solid, income-producing business along with a great home to live in.”

Ms Crouch said that combination was especially attractive to buyers, particularly younger people, who have been priced out of metropolitan residential markets.

“The property has only been listed since January 21 and we’ve already seen strong interest,” she said. “ResortBrokers price our listings at market value, supported by verifiable market data, and regularly achieve at or above list price … on that basis, we’re confident of achieving the asking price for this standout asset.”

Recent capital improvements at the park include a renovated three-bedroom owner’s residence featuring modern amenities, plus solar installations totalling 20kW across the property, which have reduced operating expenses.

Apart from its location on the edge of the Nullarbor Plain and its proximity to famous Cactus Beach, Penong is also well known among travellers for its quirky collection of lovingly restored windmills. END
