Roma motel sets new benchmark

ONE of the country’s most significant regional motel and conference centre properties has hit the market for $16.2 million, a record price for Roma in western Queensland.

The Roma Explorers Inn property spans 4.43-hectares, with 89 accommodation rooms, a 150-seat restaurant, pool, wedding venue, convention and function centre, and boasts a net profit from multiple income streams at $1.58 million.

Trudy Crooks, Jason Vogler and Ian Crooks from ResortBrokers have been appointed to sell the property on behalf of vendors, Private Treaty.

“One of the main reasons this property attracts such strong repeat corporate and tourism clientele is that it has been established to rise above its competition with all rooms featuring fantastic amenities for all guests.  All rooms have air-conditioning, heating, television, fridge, Wi-Fi, room service and a desk,” said Crooks, managing director at ResortBrokers.

Roma Explorers Inn was recently awarded  its second consecutive TripAdvisor 2022 Traveller’s Choice Award.

Crooks also noted that the not only does the convention centre add potential for further revenue but the three additional residences on the site could be utilised as further value adding amenities, such as a bar/gaming room.

“With its superb location in a booming western Queensland economy driven by resources and agriculture, Roma Explorers Inn will appeal to a wide cross section of buyers,” said Crooks.

Interest has been quickly returning to guest accommodation assets, with the backpacker and hostel industrygaining traction since the February re-opening of international borders.

The motel was built over three stages commencing in 2005 and completed in six years.

“Our investments have been directed to gaps in the market and opportunities to enhance the community. Due to many of us being well past retirement age it is time for us sell,” said the current property owners.

“It is unexpected to find such a well-presented facility with its calming gardens, large and well-appointed rooms, relaxing pool and first-class restaurant. This facility brings the city to the bush and in many ways challenges what’s on offer in the city.”
