‘Strong interest’ as luxurious Mornington Peninsula villas go up for sale

Everyone loves children, but even the most kid-friendly couple need a break from the rug rats. This exclusive adults-only Peninsula resort — that’s just hit the market — is the perfect retreat.

Well-heeled Mornington Peninsula investors are vying for the chance to add a luxurious, adults-only retreat to their property portfolios.

Cassis Red Hill hit the market late last month and is already attracting strong interest.

Listing agent Chris Boschetti of ResortBrokers East Victoria on Wednesday said the property would be sold by private treaty and offers on the cluster of five self-contained villas could be made as earlier as this week.

“I had six inspections yesterday,” he said.

“There has been a lot of interest from local buyers.”

The asking price for 164 Arthurs Seat Rd is about $4.8m.

He said owners Simon and Gina McNamara would be “thrilled” if their labour of love was bought by a local.

The couple, who were living in a farmhouse down the road at the time, bought the property in 2020 during the extended Covid lockdowns.

They set about transforming the restaurant and private residence known as Artisan into a French-inspired city escape.

In 2025 a fifth villa was added.

All the villas are self-contained with a mix of different layouts across one and two stories including private decks, mineral plunge pools, concrete outdoor baths, fireplaces, kingsize beds, a kitchenette and lounge.

They also offer some of the best views in Red Hill.

“Gina’s eye for detail is incredible, the potential buyers have all been very impressed,” Mr Boschetti said.

Guests are pampered with continental breakfast hampers featuring local artisan produce, a bottle of Cassis made with Foxeys Hangout wine and complimentary bicycles to explore the area.

Mr Boschetti said the property generated $400,000 annual profits and had potential for further growth as it currently averaged 50 per cent occupancy.

“It’s a plug and play property. All the hard work has been done.” END
